We Are Here To Help You With Any Questions You May Have
The short answer is yes. You need an elevation certificate and survey when you go to sell your property and you should ask for one when you are buying a property.
Most of our homes require flood insurance, this is why we need elevation certificates if you are selling or buying a home in which the lender/mortgage company requires flood insurance. A flood elevation certificate is often order at the same time that a new survey is being ordered. It’s a document that is necessary to be kept with your paperwork. Flood insurance can be passed along to a buyer, by proration, and assumed until the end of that policy.
Home owners (Hazard), can not be assumed by new owners.
YES! We provide a complimentary home inspection. This takes the pressure of not knowing off of the seller. We have found this is also enticing to buyers because they can see right away if there are any issues with the home or if it is in pristine condition.
Experience shows us that an inspection make the selling process easier and happen more quickly.

Sellers want to know the buyers can afford their home. Most sellers are requesting in the multiple listing that “all offers” must be presented with POF or proof of funds. It makes the written offer substantial.
Call us if you need help obtaining a mortgage. We suggest reaching out to your bank. We can point you in the right direction with lenders and mortgage folks. You can start by checking out our preferred partners.
